Landscape & Visual Impact Assessment

What's an LVIA?

A Landscape and Visual Impact Assessment evaluates how a proposed development will affect the landscape character and visual amenity of an area. It's a key document in the UK planning process for applications that may have significant effects on landscape.

An LVIA isn't a tick-box exercise. Done properly, it's a rigorous, objective assessment carried out by a qualified professional against a recognised methodology: the Landscape Institute's GLVIA3 guidelines. It can make or break a planning application in sensitive areas.

When do you need one?

  • EIA developments requiring a formal Environmental Statement
  • Applications in or near National Landscapes (AONBs), National Parks or Conservation Areas
  • Residential or commercial development in landscape-sensitive settings
  • Pre-application advice where landscape impact is a material planning consideration
  • Renewable energy applications: solar, wind, battery storage
  • Outline applications requiring a landscape parameter plan

Kevin's a Chartered Member of the Landscape Institute and a Full Member of IEEM, with over 25 years of specialist experience in landscape and visual impact assessment. He holds a Masters in Landscape Architecture with Distinction and spent a significant part of his career at Test Valley Borough Council, giving him a depth of local planning knowledge that few independent consultants can match.

His local knowledge of having lived in the area his entire life runs through every assessment he produces. He's worked extensively across the Test Valley area on residential development, SANG design, Biodiversity Net Gain and Nitrate Neutrality, and has contributed to academic publication in his field.

Nicola's the person you'll speak to first, and the one who keeps everything running. She brings a background in project management across government, national security and the NHS: environments where precision, discretion and reliability aren't optional.

She manages client relationships, programme and delivery at Chalke & Bourne. She's the reason enquiries are acknowledged within hours, proposals land on time, and clients always know where their project stands.

Luna joined Chalke & Bourne on day one, having previously held a senior position in squirrel surveillance and perimeter security. She brings an unconditional positive regard for all clients regardless of project scale, and an unmatched ability to assess terrain at ground level.

Her formal qualifications remain under review, but she passed a rigorous sniff test on her first day and hasn't looked back. Luna is responsible for morale, biscuit logistics, and ensuring that no site visit ever feels too serious.

She does not respond to emails but is available for in-person meetings at short notice.

Starting fees are a guide. The fixed fee we quote depends on the landscape sensitivity of the site, the number of viewpoints required, whether the application triggers EIA, the programme and any deadline pressure, and the level of methodology needed. We agree all of this with you upfront, before any commitment.
